A reservation is considered confirmed only after:

Availability confirmation
Required payment or deposit is successfully processed
You receive a written confirmation email

We reserve the right to decline a booking request in case of unavailability or incorrect pricing errors.

3. Prices

All prices are in Euro (€).
Prices include applicable VAT and local taxes unless stated otherwise.
A Climate Resilience Tax (if applicable by Greek law) may be payable at check-in.

We reserve the right to modify prices at any time; however, confirmed bookings will not be affected.

4. Check-In & Check-Out

Check-in: From 15:00
Check-out: Until 11:00

Early check-in or late check-out may be available upon request and subject to availability.

5. Guest Responsibilities

Guests agree:

To provide accurate personal and payment information
To respect property rules and other guests
To avoid causing damage to the room or facilities
To comply with Greek laws during their stay

The hotel reserves the right to charge for damages caused by negligence or misconduct.

6. Extra Services

Alma Thera may offer additional services such as:

Airport / Port transfers
Private boat rental
Local tours & excursions
Massage services
Car rental

These services may be provided by third-party partners. Alma Thera acts as an intermediary and is not liable for service disruptions beyond reasonable control.

7. Liability

Alma Thera is not responsible for:

Loss or theft of personal belongings
Force majeure events (natural disasters, strikes, government restrictions)
Delays caused by transportation providers

Guests are encouraged to have travel insurance.

8. Website Use

All website content (text, photos, branding) is property of Alma Thera and may not be copied without written consent.

9. Governing Law

These Terms are governed by Greek law.
Any disputes shall be subject to the jurisdiction of the Greek courts.

BOOKING & CANCELLATION POLICY

1. Booking Guarantee

To confirm your reservation, we require:

Valid credit card details
OR
A deposit payment (percentage may vary depending on season)

The remaining balance is typically paid:

At check-in
OR
A few days before arrival (depending on rate type)

2. Standard Flexible Rate

Free cancellation up to 7 days before arrival.
If cancelled less than 7 days before arrival, 100% of the first night will be charged.
In case of no-show, the total reservation amount may be charged.

3. Non-Refundable Rate

Full payment is required at the time of booking.
No refunds in case of cancellation or modification.

This rate offers a discounted price in exchange for strict cancellation terms.

4. Early Departure

In case of early departure, the total booked stay may be charged.

5. Modifications

Changes to reservation dates are subject to availability and possible rate adjustments.

6. Group Bookings

For group reservations (3+ rooms), special cancellation terms may apply and will be communicated in writing.

7. Force Majeure

In cases of extraordinary circumstances (natural disasters, government travel bans, etc.), flexible rebooking options may be offered at management discretion.

8. Refund Processing

Approved refunds will be processed within 14–30 business days via the original payment method.
